What Is a Tax Certificate? Was My Florida House Already Sold?
By Yogi Ganeshram · 10/31/2026
No. A tax certificate is not a sale of your house. It is closer to an IOU. An investor pays your unpaid tax bill to the county, and in return gets a lien and the right to collect that amount back from you with interest.
What a tax certificate does
- The county gets its money from the investor.
- You still own the house.
- The investor earns interest while the certificate is unpaid.
What it does not do
It does not transfer title. You do not lose the house at the certificate stage.
Where the risk is
If the certificate stays unpaid, the holder can apply for a tax deed after about two years from when the taxes became delinquent. That is the step that can end in an auction.
What you owe to clear it
The delinquent taxes, interest, and fees. Pay the tax collector, not the investor.
What to do this week
Look up your parcel on the tax collector's website. Check which years have certificates and how old the oldest one is. Then send me what you find if you want a second opinion.
