A tax deed sale is a county auction of a property after the owner has not paid property taxes. The winning bidder pays the bid and receives a tax deed. Liens and other issues can still affect the property, so check title and the lien list before you bid.

Sometimes. Which liens survive depends on the type of sale and the type of lien. HOA balances, code enforcement fines, municipal liens and certain government liens are the ones to check. Run title before you bid and ask a Florida real estate attorney about your specific property.

A short sale is when the lender agrees to accept less than the mortgage balance so the home can sell. The lender has to approve it. A deficiency waiver means the lender gives up the right to collect the remaining balance from the seller.
