The Basics
What a public auction sale actually is
Two different processes end at the same place. In a judicial foreclosure, a lender sues, wins a judgment, and the court sets a sale date so the property can be sold to satisfy the debt. In a tax deed sale, property taxes went unpaid, a certificate holder applied for a tax deed, and the county puts the property up for sale to recover the taxes owed.
In both cases the sale is run by that county's Clerk of Court, is open to the public, and in Central Florida is typically conducted online. Anyone can register and bid, which is exactly why so many buyers get hurt at them.
Before You Bid
What you're taking on when you buy sight-unseen
No financing, no contingencies
Auction purchases are cash. There is no appraisal, no loan approval period, and no inspection or financing contingency to fall back on.
Deposit due immediately
Winning bidders post a deposit the same day and pay the balance on the clerk's short deadline. Miss it and the deposit is generally forfeited.
Title is not guaranteed clear
Certain liens, assessments, and government claims can survive the sale. Clearing them often means a quiet title action, with legal costs and months of time.
No interior inspection
You bid on what you can see from the street and from public records. Roof, plumbing, electrical, and mold problems are yours after the gavel falls.
Occupancy and eviction risk
If the former owner or a tenant is still in the home, possession is a separate legal process — time, cost, and uncertainty on top of the purchase.

Most buyers are better off buying off-market than at auction — you can walk the property, review title, and negotiate terms instead of bidding blind against a room of strangers. That inventory goes to verified investors on my list first.

Seminole County
Seminole splits its calendars — foreclosure sales and tax deed sales live on two separate Clerk pages.
Osceola County
Also two separate Clerk pages: one for foreclosure sales, one for tax deeds.
Lake County
Lake County publishes both foreclosure and tax deed sale calendars on one Clerk page.
Polk County
Polk County publishes separate Clerk pages for foreclosure sales and tax deeds.
Hillsborough County
Hillsborough (Tampa) also splits its calendars — foreclosure sales and tax deed sales are on separate Clerk pages.
