The best time to list is when your house is ready, priced to the market, and easy to show. Timing the season helps at the margins, but it will not rescue a house that is priced wrong.
How the seasons tend to play out here
- Winter and early spring. Seasonal residents and out-of-state buyers are often in town, and many buyers want to be settled before summer. Activity tends to be strong.
- Summer. Heat and vacation schedules can slow showings, though buyers with school-year deadlines are still active.
- Fall. Fewer listings can mean less competition, but hurricane season (June 1 to November 30) can disrupt showings and closings during an active storm.
These are patterns, not rules. Check recent activity in your own zip code.
What matters more than the month
- Price. The first two weeks decide how the market sees your house.
- Condition and photos.
- Your timeline. Waiting for a "perfect" month can cost more in carrying costs than you would gain.
- Interest rates and local inventory. These move buyers more than the calendar does.
A simple way to decide
Add up your monthly carrying costs: mortgage, taxes, insurance, HOA, and utilities. Multiply by the months you would wait. If a better season does not clearly beat that number, list when you are ready.

Plan on three phases: getting the house ready, finding a buyer, and closing. Financed sales often close about 30 to 45 days after the contract is signed, and time on the market depends on price, condition, and neighborhood. Cash can close faster.
