List-to-Sale Price and Days on Market in Lake Nona and Eagle Creek: How to Read the Numbers

By Yogi Ganeshram · 10/31/2026

Two numbers decide how much you actually net when you sell: how close your home sells to its original list price, and how long it was really on the market. A lot of marketing shows neither. This guide shows you how to read both, and how to check them for your own street in Lake Nona or Eagle Creek.

The four numbers that matter

NumberWhat it means
Original list priceThe price the home first hit the market at
Final list priceThe price after any reductions
Sold priceWhat the buyer actually paid
Cumulative days on market (CDOM)Total days listed, adding up relistings

From those you get two ratios:

  • Sold-to-original-list = sold price ÷ original list price
  • Sold-to-final-list = sold price ÷ final list price

The second one almost always looks better. That is exactly why it matters which one you are shown.

One sale, two different stories

Here is an illustrative example, not a real property:

Home A
Original list price$1,200,000
Final list price (after 3 reductions)$1,000,000
Sold price$990,000
Sold-to-final-list99.0%
Sold-to-original-list82.5%
Days on market, final listing12
Cumulative days on market140

Same sale. Measured against the final price, it looks like a near-perfect result in 12 days. Measured against the original price, it sold for $210,000 less than first advertised, after 140 days. The seller experienced the second story.

What a "Just Sold" mailer leaves out

A mailer that shows only a sold price tells you how the story ended. It does not tell you where it started, how many reductions it took, or how long it sat. That is not automatically dishonest, but it leaves out the part that matters most to you.

Here is how to check any sale in two minutes:

  1. Look up the address on Redfin or Realtor.com and open the price history. It shows the date listed, each price change, and the sale.
  2. Check the county property appraiser for the recorded sale price and date.
  3. Ask the agent for the MLS price history: original list price, every reduction, and cumulative days on market.

Days on market: DOM vs. CDOM

Days on market usually counts from the date of the current listing. If a home is cancelled and relisted, the counter can restart, and a house that looks like it has been on for 12 days may have been for sale for months. Cumulative days on market adds the listings together. Always ask for CDOM.

Orlando benchmark (Redfin, May 2026)

MetricOrlando metro
Median days on market48
Average sale-to-list ratio97.43%
Share of homes sold above original list price9.4%
Share of listings off the market within two weeks25.2%

These are metro-wide. Lake Nona and Eagle Creek move differently by section, property type, and price band, which is why you need numbers for your own section.

Lake Nona and Eagle Creek: why your section's numbers matter

Both communities are made up of very different pieces. Lake Nona ranges from townhomes and newer neighborhoods to large waterfront estates. Eagle Creek is a guard-gated golf community with townhomes and single-family homes across a wide price range. A single median for "Lake Nona" or "Eagle Creek" blends all of that together.

The numbers that matter are for your section, your price band, and your property type, over the last 12 months of closed sales. For each recent sale near you, write down:

  • Original list price, final list price, and sold price
  • How many price reductions, and the total reduction
  • Days on market and cumulative days on market

Then compare the two ratios. If sold-to-final-list looks strong but sold-to-original-list is much lower, homes in that section are being listed above what buyers will pay, and sellers are paying for it in time and price.

How overpricing really costs you

  • The first two weeks decide how the market sees your home. Most buyer attention goes to new listings.
  • A price cut tells buyers the first price was wrong. Buyers see the history, and they negotiate off it.
  • Every month on the market costs you carrying costs: mortgage, taxes, insurance, HOA, and utilities.
  • Homes priced to the market tend to sell closer to their original price and faster. Homes that start high tend to sit, then sell for less than a well-priced listing would have brought.

Be careful with the highest price in the room

Some agents win a listing by suggesting a price well above every other opinion. If one number is far above the rest, ask why, and ask to see sold comparables, not active listings. A price that wins the listing is not the same as a price that sells the house.

Seven questions to ask any agent before you sign

  1. What is your average sold-to-original-list ratio over the last 12 months?
  2. How many of your listings sold, and how many expired, were withdrawn, or were relisted?
  3. What is your average cumulative days on market?
  4. What share of your listings had price reductions, and how big were they?
  5. What sold comparables support your price?
  6. What is your plan if showings are slow in the first two weeks?
  7. Can I see the full price history on your last five sales in my community?

I will answer these same questions about my own listings.

What to do this week

Look up your street's recent sales on Redfin or Realtor.com and write down the original price, final price, and sold price for each. Then send me your address, and I will show you the same numbers from the MLS for your section.

Common questions

Higher is better, but always ask which list price it uses. A ratio measured against the final reduced price can hide a large drop from the original.

DOM counts days on the current listing. CDOM adds up all listing periods for the same home, so it shows the true time on the market.

They are a starting point. Verify the original price, the reductions, and the days on market.

Use Redfin or Realtor.com for the public history, or ask an agent for the MLS price history.

Not usually. Homes priced above the market tend to sit and then sell for less than a well-priced listing would have brought.

How Long Does It Take to Sell a House in Orlando?

Plan on three phases: getting the house ready, finding a buyer, and closing. Financed sales often close about 30 to 45 days after the contract is signed, and time on the market depends on price, condition, and neighborhood. Cash can close faster.
