Selling a House As Is in Florida: What It Means and What It Costs You

By Yogi Ganeshram · 10/31/2026

Selling "as is" means you are not agreeing to make repairs. It does not mean the sale is risk-free for you, and it does not mean the house sells at any price. Here is how it works in Florida.

What "as is" actually means

  • You are telling the buyer you will not fix what the inspection finds.
  • In Florida's standard "As Is" contract, the buyer generally gets an inspection period and can cancel if they do not like what they find.
  • You can still choose to fix things or give credits to keep the deal together.

What it does not mean

  • You can still be required to disclose. Florida law requires sellers to disclose known facts that materially affect value and are not readily observable. "As is" does not erase that duty.
  • It is not a guarantee of a quick sale. Buyers still inspect, negotiate, and need financing and insurance.

What it costs you

The price. Buyers discount for repairs, risk, and hassle, and the discount can be bigger than the repairs themselves would cost. That is why you compare numbers, not feelings.

Who as is fits

  • Houses that need significant work
  • Sellers short on time or money
  • Probate and inherited homes
  • Owners who do not want a renovation project

How to price it right

  1. Get two repair quotes.
  2. Estimate what the house would sell for repaired.
  3. Subtract repairs, carrying costs, and your time.
  4. Compare that to an as-is listing price and a cash offer. Choose the best net, not the best headline price.

Mistakes to avoid

  1. Listing as is at a repaired price.
  2. Skipping disclosure.
  3. Ignoring financing limits. Some loans have condition requirements, so a house with major issues may only sell to cash buyers.
