What's My Orlando Home Worth? How Values Get Set in Eagle Creek and Lake Nona
By Yogi Ganeshram · 10/31/2026
Your home's value is not what a website says or what you paid. It is what similar homes nearby recently sold for, adjusted for condition and features. Here is how to get a number you can trust.
Three ways to get a value
- Online estimates. Sites like Redfin and Realtor.com give instant numbers. They are a starting point. They cannot see your condition, your upgrades, or what makes your street different.
- A comparative market analysis. An agent reviews recently sold homes, adjusts for differences, and recommends a price range. This is how homes actually get priced to list.
- An appraisal. A licensed appraiser values the home, usually for a lender. It matters when a buyer is financing.
What moves value in master-planned communities
In communities like Eagle Creek and Lake Nona, these tend to matter:
- Recent sales in your specific section. Not the zip code average.
- HOA dues and any community development fees. Higher ongoing costs can pull values down.
- Lot, view, and floor plan. Water, golf, and conservation views, and layouts buyers want.
- Upgrades and condition. Newer systems, flooring, kitchens, and baths.
- Age and builder.
- Flood zone and insurance costs.
How to read comparable sales
- Look at sold prices, not list prices.
- Stay within the last three to six months where you can.
- Match size, age, condition, and community as closely as possible.
- Adjust for differences, such as a pool, a newer roof, or a better lot.
What to do this week
Send me your address and a few details: bedrooms, baths, upgrades, and anything that needs work. I will review recent sold comparables and give you a price range and my reasoning.

What's the Best Time to List a House in Central Florida?
The best time to list is when your house is ready, priced to the market, and easy to show. Timing the season helps at the margins, but it will not rescue a house that is priced wrong.

Roof, 4-Point, and Wind Mitigation: Insurance Issues When Selling in Florida
In Florida, insurance can make or break a sale. A buyer who cannot get coverage at a price they can live with cannot close. Three documents come up again and again: the roof evaluation, the 4-point inspection, and the wind mitigation report.
